Description

The subject of this sale is an unfinished residential building located in Telese Terme (BN), in via Fausto Coppi. The building is included within a residential village consisting of six five-storey buildings above ground plus a basement; each building consists of: 8 apartments (two on each floor from the first floor to the fourth floor); six garages with cellars and two cellars in the basement; a shop on the ground floor. The complex is located in a residential area, with a popular and economic context, close to the central area of Telese, easily reachable by public road. Compared to the road, the complex is slightly set back, forming a small separate "village". All the buildings that make up the residential village are equipped with an elevator, which is installed but not functional and without testing. In the building complex, as well as on the individual real estate units, the works are still being completed for the condominium parts. The preparations for the electrical, water and thermal connections have been carried out but the meter positions for the final supplies are missing. All buildings are built according to the same main building typology, but internally the apartments are of two categories: the first, consisting of six rooms, located on the first, second and third floors, consisting of dining-living room, kitchen, three bedrooms, two bathrooms, two balconies and a terrace, for a total commercial area of 115.33 m2; the second, consisting of five rooms, located on the fourth floor, consisting of a living room, kitchen, two bedrooms, a bathroom, a closet, two balconies and two terraces, for a total commercial area of 95.42 square meters. In general, the main building works were carried out in the buildings but internal and external finishes are missing. Some real estate units are occupied without a regular lease contract.
